Drone roof inspection in Warsaw: prices and report scope 2026

After the February 2026 storm with 118 km/h gusts over Saska Kępa and Mokotów, insurers across Mazowieckie processed 3.4 times more roof-damage claims than across the whole of January. Settling a single case in PZU or Warta takes 11 working days when an inspection report from a drone is on file, and 6-8 weeks when an in-house surveyor has to erect scaffolding. The speed-of-payout gap is sometimes worth more than the repair itself.

Why drones are displacing cherry-pickers and scaffolding on residential roofs

On a standard house in Wilanów with 220 sq m of roofing, a drone with a 1" RGB camera and a 640x512 thermal camera closes the flight in 35-50 minutes. Cherry-picker rental in Warsaw in 2026 runs 1,400-2,200 PLN for half a day, plus the lane-occupation permit from ZDM (7-14 days to arrange). Scaffolding around a two-storey house is 4,500-7,800 PLN plus 3-5 days of assembly and the risk of damaging the elevation. The drone never touches the roof, leaves no marks on Röben or Creaton ceramic tiles, needs no consent from neighbours and does not block the yard.

On an industrial roof in Białołęka of 6,800 sq m (a logistics hall), the gap is sharper still: a classic inspection by a two-person rope team costs two working days and 8,200 PLN; a drone inspection with a thermal map of heat leaks through PVC membrane takes 4 hours and 4,100 PLN. On a production-hall roof in Marki, surveyed for Colliers in December 2025, the drone found 17 water-ingress points that the rope team missed in the previous audit - the thermal contrast is only visible from above and only when the indoor-outdoor temperature difference reaches 8°C or more.

What a standard 2026 PDF report contains

  • An orthomosaic of the roof (stitched from 80-150 RGB frames) at 1-2 cm per pixel. A scalable map you can use to measure distances and defect areas to within ±3 cm.
  • A defect map with GPS coordinates for every point: crack, missing tile, chip, peeled bitumen membrane, damaged flashing. Each point gets a number, a 4K close-up, GPS coordinates and a size.
  • A thermographic overlay on the same orthomosaic. Reveals moisture ingress under the covering, insulation defects and heat leaks from flat roofs. Contrast is reliable when the indoor-outdoor temperature difference is at least 8°C, ideally 12-15°C.
  • A gutters-and-flashings section: gutter condition, downpipes, chimney and dormer flashings. Source of 60-70 percent of real leaks in Warsaw houses built after 2010.
  • A photovoltaics section, where panels are present: a thermal frame of every module, looking for hot-spots and cracked cells. PV inspection as a standalone service costs 600-1,200 PLN; bundled with a roof inspection it adds 250 PLN.
  • Prioritised recommendations (critical / urgent / planned) with a preliminary repair-cost estimate in PLN, plus 4K reference photos for each defect.

These prices undercut the Warsaw market for a classic building survey (5,500-12,000 PLN for a traditional report with a rope-access surveyor) by 2-4 times. Part of the saving is the absence of high-altitude labour cost (an industrial rope-access technician in Warsaw 2026 charges 180-260 PLN per hour). Part is speed: 90 minutes on site versus 6-12 hours.

When a drone inspection is mandatory rather than optional

  • After a storm with wind gusts of 75 km/h or higher, or hail of 2 cm or larger. A full set substantiates the home-policy claim - without photographic evidence the insurer underpays by 28-40 percent on average.
  • 30-60 days before the contractor's roof warranty expires (standard 5 years in Poland, sometimes 10 on the covering). The last moment to file a free defect claim against the subcontractor.
  • Before a facade renovation or thermal upgrade, so that the Czyste Powietrze subsidy is not lost over roof defects discovered after the fact.
  • Before purchasing a property above 2 million PLN. JLL Residential and Knight Frank standard due-diligence: critical roof-structure inspection plus thermography before signing the preliminary contract.
  • Every 3-5 years on flat roofs with PVC/EPDM membrane (warehouses, office buildings, supermarkets). An early membrane defect costs 800-2,000 PLN to fix; a late one costs 40,000-180,000 PLN once water reaches the goods-storage hall.

Where in Warsaw most inspection requests come from

  • Saska Kępa and Stary Mokotów: pre-war and interwar townhouses with karpiówka tile roofs - recurring weak points around chimneys and dormer windows; after every storm above 80 km/h, 12-18 percent of plots report damage.
  • Wilanów and Powsin: 2012-2022 builds with shallow pitched roofs and ceramic tile - frost cracks in the first 5-7 years of operation, typical leaks around Velux skylights.
  • Białołęka and industrial Targówek: logistics and warehouse halls with PVC membrane - leaks around skylight flashings, poorly visible without thermography.

How long does the flight and report take?
The flight itself on a 200-250 sq m house is 35-50 minutes on site, including take-off and landing. Do you need PAŻP or ULC permits to inspect a private house roof?
In most Warsaw districts, no - a flight up to 30 m over the client's own plot in Open category A1/A3 needs no notification. Exceptions are the DRA-T zone around Chopin Airport (Włochy, part of Mokotów, western Ursynów), where a notification through the DroneRadar app and confirmation from PAŻP are required. It is free, takes 5-15 minutes and we handle it ourselves without the client's involvement.
Can the drone see hidden defects under tiles or under bitumen membrane?
Not directly - we do not do X-rays. But thermography reveals areas where moisture has accumulated under the covering (which means the leak has already happened): those zones run 2-6°C warmer or cooler than their surroundings. In 9 out of 10 cases the thermal map locates a 50x50 cm area, which the roofer then opens precisely without dismantling the whole slope. Repair savings reach 60-85 percent.
Do insurers accept our report as sufficient?
PZU, Warta, ERGO Hestia, Allianz and Compensa have accepted drone PDF reports as proof of damage since 2023. Content requirements: orthomosaic, GPS coordinates of every damage point, 4K photos of each, date and time of flight, operator details (UAVO/CAA number). All of those fields are standard in our template. In 8 out of 10 cases the insurer issues a decision without dispatching a surveyor, which cuts payout time from 4-6 weeks to 7-12 days.
What if the roof has a complex shape, with many slopes and chimneys?
That is the standard case. On a roof with 6-8 slopes and 4-5 chimneys we add an orbital pass around every chimney and dormer - time on site stretches by 20-30 minutes, but the price does not change up to the 350 sq m bracket. For very complex roofs (modernist villas with green roofs or internal patios) we add 200-400 PLN for an extra one-hour measurement session.
